Overview of Required Works\nThe refurbishment project includes the following categories of work:\nStructural Works\n\u2022\tConstruction of new internal block walls (100 mm thick in cement-sand mortar).\n\u2022\tInstallation of necessary steel beams, padstones, and structural supports.\n\u2022\tCreation of multiple wall openings of varying dimensions, including temporary propping and shoring, lintel installation, removal of waste, and reinstatement.\nDoors, Access \u0026 Openings\n\u2022\tInstallation of new doors, including insulated cavity closers and compliant lintels.\n\u2022\tFormation of new openings in brick, cavity, and timber walls.\n\u2022\tMaking good all finishes around new openings.\nRoofing Works\n\u2022\tPreparation and priming of existing roof surfaces.\n\u2022\tInstallation of a twin layer bitumen roofing system with fascia, soffits, and necessary edge detailing.\n\u2022\tReplacement of any rotten or saturated timbers discovered during works.\n\u2022\tInstallation of insulation and vapour control layer where specified.\n\u2022\tInstallation of a fixed glazed rooflight.\nInternal Finishes\n\u2022\tPlastering of new and existing walls (approx. 15 mm finish with final skim).\n\u2022\tApplication of PVA and related preparatory treatments.\n\u2022\tInstallation of internal door sets, ironmongery, and associated joinery.\nMechanical \u0026 Electrical\n1.\tProvisional allowance for electrical upgrades or adjustments.\n2.\tAdditional services may be specified during pre start meetings.\nAdditional Rooms \u0026 Facilities\n\u2022\tRefurbishment and fit out of two shower rooms, including:\no\tShower trays, screens, thermal shower bars\no\tWC and basin installations\no\tPolysafe flooring\no\tWall panels in shower areas\n\u2022\tCreation of drying room. \nAll works must comply with current UK building regulations and industry best practice.",
