    "description": "The purpose of this project is to refurbish the interiors of galleries 30 and 31 and enhancing the environmental control of both galleries through new roof glazing, new solar blinds, new air conditioning and associated ductwork and additional insulation to the external fa\u00e7ade of Gallery 31.\nThe anticipated scope of works includes:\n\u2022\tStructural alterations including extending the steel frame at roof level\n\u2022\tA new external \u0027over-roof\u0027 to replace the existing including new glazing and new solar control blinds. Includes new guarding\u0027s, new roller gantries, replacement roof finishes, new louvres and all associated flashings and membranes\n\u2022\tNew external wall insulation\n\u2022\tNew waterproofing and leak detection within the existing roof voids\n\u2022\tInstallation and commissioning of all MEP systems including integration with the existing BMS. This to include new AC and associated MEP designed AHU so both G30 and 31 are both air conditioned to the gallery\u0027s conditions and specification.\n\u2022\tInstallation of all walls, floor and ceiling finishes including new gilding to ornate ceiling plasterwork\n\u2022\tRepairs to existing retained internal finishes\n\u2022\tNew external steel gantry for plant relocation, access and maintenance",
