The scope of the project will include:-\tc.6500 sqm extension, delivered over a 3 and 5-storey extension to accommodate over 450 additional building users-\tc.400 sqm server room -\tLaboratory / Maker spaces -\tClean rooms-\tSpecialists workshops-\tSeminar spaces -\tLarge atrium / circulation spaces-\tTea points, kitchen and catering space-\tCollaboration spaces including kitchen facilities -\tOffices -\tStorage -\tAncillary accommodation associated with office spaces -\tReception area-\tSignificant mechanical and electrical installations (c.40% of estimated construction cost)-\tSpecific Client requirements associated with IT and AV coordination, installation and commissioning -\tSpecific Client requirements associated with the procurement, coordination and installation of FF\u0026E-\tComplex fa\u00e7ade system-\tInstallation of PV panels-       Piling-      Demolition works-      Temporary works-\tRefurbishment of selected elements of the existing ECIT building-\tExternal landscaping to include car parking, planting, bin storage, bike shelters and EV charging The complexities of the project include:-\tWorking on a live, operational site -\tWorking alongside multiple stakeholders including but not limited to businesses, statutory authorities, and end-users-\tWorking adjacent to a road which services commercial premises and along where the Glider bus operates-\tWorking adjacent to a Scheduled Monument -\tTemporary works to facilitate and maintain access to the existing ECIT building for the duration of the works-\tTemporary works access -\tConnecting into an operational building -\tWorking on a brown field, inner city site-\tWorking in proximity to George Best, Belfast City Airport-\tSectional completion -\tAdhering to and discharging planning conditions-      NIE additional network capacity available February 2027The project is utilising the \u2018Traditional\u2019 procurement methodology.  The estimated construction duration is 27 months.",
