LCRCA wishes to establish a measured term contract for Reactive and Planned Building & Facilities Maintenance works across its estate. Agreement will be fundamental to ensuring the effective and compliant operation, upkeep, and development of LCRCA-owned or operated buildings and infrastructure assets. This is a Works contract being established for a term of 4 years with an option to extend for a further 3 years, subject to annual performance reviews. The scope is as follows: Planned Preventative Maintenance (PPM) of mechanical and electrical installations Responsive and emergency call-out services Minor M&E works and asset replacement Electrical testing and certification (e.g. EICR) BMS (Building Management Systems) monitoring and repair • Renewable energy systems (e.g. solar PV, air/ground source heat pumps) maintenance General building fabric maintenance (internal and external) Reactive repairs to walls, roofs, floors, doors, windows, etc. PPM schedules for building condition Structural repair and maintenance Drainage and groundworks repairs Civil works including minor roadways, footpaths, kerbs, fencing, and barriers Painting and decorating Joinery and masonry work Roofing inspections, cleaning, and repairs Building inspections and surveys (as required)
