    "description": "To deliver Northampton Town Centre Public Realm Project (Abington St/Fish St Area) RIBA 3\r\n\uf0b7 Prepare scope and responsibilities matrix for agreement with client\r\n\uf0b7 Receive new topographical, GPR, geotechnical information and consider implications for Stage 2 design\r\n\uf0b7 Support Cost Plan process (by others)\r\n\uf0b7 Lead pre application discussions with planning department case officer and design/conservation officers\r\n\uf0b7 Engagement with Disability Panel to ensure that proposals comply with original design intent and are DDA\r\ncompliant.\r\n\uf0b7 As Planning Consent is expected to be granted at the end of the process, address potential changes which may be\r\nrequired to the evolving design.\r\n\uf0b7 Design development of the concept design proposals to a Developed Design level (RIBA Stage 3). Provide a\r\nsufficiently detailed pack of information to allow cost checks by the QS.\r\n\uf0b7 Interface with utilities framework on drainage provision and below ground works (to drainage engineers details)\r\n\uf0b7 Interface with appointed traffic engineer on vehicular, emergency access and servicing integration and any\r\nTRO/Stopping Up applications required.\r\n\uf0b7 Interface and liaison with any Heritage/Archaeologist regarding their Heritage Impact Assessment\r\n\uf0b7 Prepare CGIs (one birds eye and at least 4 eye level visualisations)\r\n\uf0b7 Produce consultation materials (printing to be done by others)\r\n\uf0b7 Support one consultation and engagement process. \r\n\uf0b7 Coordinate design team: engineering, lighting, art, civils, transport, drainage, MEP consultants.\r\n\uf0b7 Develop levels for the external works (excl. highways) in collaboration with drainage, civil and structural engineers.\r\n\uf0b7 Production of typical details for hard/soft landscape, site furniture and enclosures. All sub\u2010bases to engineers\u0027\r\nspecification.\r\n\uf0b7 Planting plans including schedules with densities and sizes.\r\n\uf0b7 Co\u2010ordinate lighting strategy/concept proposals with sub\u2010consultant Lighting Alliance\r\n\uf0b7 Develop outline specification suitable for costing.\r\n\uf0b7 Participate in project risk workshops (x2). Review of VE options. Assist in cost review (by others). Maximum one No.\r\nVE meeting face to face, all others to be remote.\r\n\uf0b7 Input to artist\u0027s brief for public art (e.g proposed locations and types of installations). Procurement of artists by\r\nothers\r\n\uf0b7 Production and collation from others of documentation and drawings to be formatted into a final Stage 3 report.\r\n\uf0b7 Support Cost Plan No2 process (by others)\r\n\uf0b7 Prepare a Design and Access Statement (DAS) and collate information to support planning/CA application (informed\r\nby pre\u2010application process and liaison with Client\u0027s appointed DDA specialist\r\n\uf0b7 Gillespies will prepare responses received from statutory consultees and Council Officers up until determination of\r\nthe application.",
